This is a great place to live. After living here for nine years, I can confidently say that the environment is clean and extremely convenient, with easy access to everything. The management is reliable and responds promptly to any concerns. Although there was some noise during renovations, it was well worth it in the end. The improvements have made the building even more pleasant, with new balconies and elevators that work perfectly. There are also plenty of amenities to enjoy. I have been living in this apartment more than 2 years, and overall, it's been a great experience. The facilities are excellent, like a gym, pool, underground car parking that make daily life comfortable. The neighborhood is peaceful and well-connected, with easy access to metrotown mall, sky train station, bus station, school etc.
One challenge has been the ongoing building renovation, which has been happening for over a year. While it can be a bit disruptive at times, the management has done a commendable job in addressing this. They've provided alternative solutions like granting access to a quiet workspace in the next building, provided extra storage with a free cost which has made it manageable.

Just moved in about 2 months ago. Besides excellent location with walkable distance to Metropolis at Metrotown, Crystal Mall and skytrain station, I am very appreciated with the good services of both management and maintenance team.
The management team is very responsible with prompt response to any concerns. Both Edit and Olivia are proactive, friendly and professional to provide full guidance.

Regardless of the construction noise, Arbour Place is the best place to live in... hopefully the noise will end soon.
What makes Arbour Place the best is also that, there excellent Customer service, all office employees are friendly & answering calls in a seconds & solve our concerns professionally.

Laundry machines are always in good order, and the unit itself is fine. Keyfob access to building and elevator works reliably. Building management has been friendly and helpful every time I interacted with them.
I just can't recommend living here for the next year or so, if you work from home. There is going to be constant construction for the near future. They are replacing all the balconies so there is a ton of jackhammer noise related to removing concrete from the balconies. Every time someone moves out of their apartment, they remodel that apartment which leads to noise from that. They do properly give notice for all these things, and the noise is limited to 9-5, but it is overall not healthy to be at home during workday business hours.
The elevators are being replaced because they are old, so only one elevator will be available for the next 6 months (assuming no delays). The elevators also take 30 second to move between the main floor and basement floors for some reason, which I am sure is a part of the reason they are being replaced.
Another minor issue, they instituted a keycard access requirement for the garbage room. What's frustrating is that everyone already has fobs for the building. It's frustrating to have to juggle three things (your garbage, your keyfob for the building, your keycard for the garbage room) just to throw your garbage out.
One last thing, the fire hoses have been marked "fix ASAP" since December 2023, and it is now February 2024 and haven't been fixed.
Considering the rent they are charging for the newer units, for the next year, I would look elsewhere for a building that doesn't have all these issues. - 8 months ago
