Special thanks to the building manager, Rose She always greets tenants with a lovely smile and is willing to help us. She responds promptly and never forgets tenants' appointments. I had the move-out inspection with her at 7 am this morning, and she has been really helpful until my last day and explained all the move-out procedures thoroughly to ensure there would be no misunderstanding and miscommunication. She always works hard and tries to stay updated on any complaints or issues from tenants to resolve them as soon as possible. I really appreciate her helping me move in and out.
In addition, the maintenance guy, Rashko is quick to assist and fix any issues that arise in the suite. He's considerate, always thinking of the residents, and cooperative.
I really loved staying at Aqua Plaza 88. The facility is always well-maintained and clean, and it is conveniently located right across from New Westminster station, which makes it incredibly convenient and desirable.
I lived in a studio, and the unit was spacious and roomy. Everything is well equipped, and most home appliances are provided, such as a dishwasher, dryer, washer, and even the bed mattress! The view is also a gorgeous river view. I always enjoyed taking in the view from the apartment. The security is safe and secure, monitored by surveillance cameras.
The apartment often hosts events and offers enjoyment for tenants.
I had never moved out since I came to Vancouver as

Nice building, good amenities, but expensive rent (which is a problem throughout the country) and, most importantly, poor management. We moved to this building in August 2022, and from the first month, we have been dealing with a problem of dog urine on our balcony coming from the apartment above.
At first, the management denied the problem and did nothing about it. Once the previous property manager left, the next person was able to do something that significantly reduced the episodes of urine, but they still continue to happen, and the building management is asking for concrete proof before they can take any action. Aqua at Plaza 88 is a great place to live, and I'm glad of the choice I made to move there.
First, the location is perfect. The proximity and direct connection to the New Westminster Skytrain Station with its grocery, restaurants and many services save me lots of time to get what I need—all of which are located right beside the beautiful heritage downtown and River Market area.
In regards to the units themselves, they are well built and include quality appliances. The amenities are kept clean, and compared to previous locations I visited before; they are pretty competitive in size, variety and design.
When it comes to the management, my interactions with them have always been courteous as they display good communication skills. A while ago, I requested a repair to a kitchen appliance, and the service I received was timely and professional.
The overall ambiance is friendly, and most of the time, security personnel is on-site, which contributes to a sense of safety in the building.

The location is great as it is close to everything you need: a train station, groceries, cinema, gyms, colleges, schools, veterinary clinics, etc. The building's gym has a good amount of equipment compared to other buildings I've visited.
The amenities are wonderful. There are games room, cinema room, study room, meeting room, etc. Sometimes there are free yoga classes for the tenants. It's very complete. And best of all: it's pet friendly. They're even building an area for dogs.
However, some problems made us want to leave the building as soon as possible: the noise of the train is thunderous, and we cannot leave the doors open in summer due to the unbearable noise. In addition to having the sky train passing every 1 minute, there is a freight train line that unloads all night, making unbearable noises. Several times I woke up scared at dawn with this noise. If you live in an apartment on the side of the sky train and below the 20th floor, you will be between heaven and hell, as it has a beautiful view but annoying noise!
In addition, the security of the building has become questionable in recent months after the replacement of the concierges by cameras, since several times, homeless people entered the building taking advantage of the entrance of other inattentive residents. Parcels are strewn across the hallway because there aren't enough lockers for demand in the building. Several locals had their parcels stolen because of this.
The elevator is constantly breaking down, which causes a delay of up to 30 minutes to get an elevator at peak times.
There's a private bridge from the building to the Skytrain station, which would be fantastic, but it's full of homeless using drugs at that door, in addition to the disgusting smell of urine that remains in the place. We always see bags with feces scattered around the site and urine and vomit right at the entrance to this bridge. Homeless also often pee around in the ground-level parking, which is always open.
The main entrance to the building has a strong smell of dog urine. Therefore, both entrances of the building were becoming tough to use.
This situation is unfortunate because the building has enormous potential to be a great place to live, but because of all these small details combined, it turns into hell. - a year ago | Review by Pragnya Deshmukh (Rating: 1):
We rented this place as it was close to grocery stores, sky train, saloons and any supply whatsoever needed for your daily consumption. While this was the most convenient thing around this building and the building itself was nice, it had the below concerns for which I wouldn't recommend a stay here.
1) They sell on their amenities which were closed due to covid indefinitely as they did not want to hire extra staff for cleaning. They just used it as an excuse to shut it down while they would give the reason for it to be our safety.
2) There was a power outage for a whole night without any previous notice
3) The rents are as expensive or more than what you can rent in Vancouver downtown, they just are at least $200-300 more than they should be. They justify it for the location, although it does not make sense.
4) The over all vibe from the management is very unwelcoming as if we live there for free.
5) They gave us a difficult time when we checked out after cleaning every bit of the house. They justify it saying they expect the cleaning to be the same as it was when they gave the condo. But the truth is, it was given to them with better cleaning. There are some things like glass and refrigerator which can show finger prints, ofcourse it will irrespective of how much you clean...they will just cut some from your deposit for cleaning fees. Not justified again.
6) They still ask for cheque payment when the world has moved towards digital. You need to keep an extra action item every month end on your list to go and drop the cheque physically.
7) The walls are made of cartons, you have to save them with your life.
8) Wyse charges 25 $ extra per monthly bill
9) Other than paying the high rent you need to pay for all the other things like water, heat and parking extra.
10) Their leasing breaking also comes at a very high cost, so once you sign it you cant even think of compensating for whatever urgent/considerable reason.
Overall experience feels like a rip off and we couldn't wait for the lease to end. There are a lot of other buildings with better value in lesser cost. The crux is if you have a car then there is no point living here.
The only good part were the views from balcony, but they were not worth taking all the above problems. Rentals should be helpful, should not be a monthly pain point to think of. - 3 years ago
