Finding a place to live in Austin that matches the quality and size of these apartments is impossible. The service has been great, from my first conversation with Dennise I felt like she genuinely wanted what was best for me. I think the lack of a timely response here says a lot. This is a small three building complex and you have trouble retaining management.

Again- I don't recommend renting here.

Updated Review June 2024:

After living here for just over 2 years (and have now moved out), I'm leaving an updated review.

Management:
We did not get an updated lease agreement several months past our deadline after our first year, and were again not provided an agreement until very late for our second year. Management can be hard to get a hold of by phone or email. They are responsive to severe maintenance issues, and do are friendly and helpful when you are able to reach them.

Facilities:
Pool has been out of order with the exception of one or two months since I moved in (and I was one of the first residents). I never use the gym, but it is small. Garbage bins are often overflowing and hallways are frequently dirty. You'll see empty beer bottles scattered around the property as well as fast food wrappers and other miscellaneous garbage. Doggy poop stations are somewhat maintained although a lot of owners let their dogs poop anywhere and don't pick it up. However, as with many new construction builds -- there are a lot of issues, some of which are probably foundation related.

In March 2023, water came in from a rain storm through the fan. (They addressed this promptly). However just this May we had another rain storm and water seeped through the same opening in the roof, leaking into our unit through the sheet rock. We had to toss a lot of property due to mold.

It's also very loud with the traffic from 71- especially if you have the room with two windows. It took me several months to a year to acclimate and now that I'm gone I'm already noticing a difference in my sleep.

The rooms are fairly spacious and I would say pretty decent. It's a small complex, but I would look elsewhere before renting at this property.

April 2022:
Vangie and the team have been nothing but excellent to us during our time here. The property is on the smaller side, which I prefer. It's conveniently located and quick to get just about anywhere since you're right off of 71 and 183. That being said, there is some pretty steady noise from the traffic.

She took the time to sit with me and hear me out on what I want and my price range. She quickly knew exactly which apartments to show me and after 30 minutes, I was ready to sign the lease. Review by Monica Moreno (Rating: 3): I would like to start by saying that my Apartment is very nice, it has all the Amenities and the Manager Miss Denisse is exceptional. From the moment she arrived and took lead on managing the Complex, she made sure that my bedroom and bathroom lights were fixed. After not working for over a month. The only thing that I dislike is that they neglect the property. Unfortunately there is a lot of Homeless people in the complex. I do not feel safe especially at night. I hope that they decide to hire Security to check on the Property on a daily basis. - a year ago

The Oaks team, specifically Vangie, were very communicative, friendly, and reliable. You feel instantly welcomed in by the front staff. The apartments are super nice, new, clean, and quiet.
