Review by Angel Duenas (Rating: 1): Constant Break-Ins and Zero Accountability – A 'Luxury' Disaster
I don’t recommend anyone move to AMLI Mueller. This was supposed to be a luxury apartment complex, but my family and I are beyond disappointed. They advertise it as a good place to live. However, since moving in, it has been one bad experience after another. This has been by far the worst apartment experience we’ve ever had.
1. Car Theft Attempt in Private Parking: Two weeks ago, someone attempted to steal my car in the so-called “secure” private parking lot, which is supposed to be accessible only to residents. My car’s handle was removed, and the door and ignition system were destroyed. When I reported this to the leasing office, they showed no concern. They told me to contact my insurance and the police, and refused to show me the security camera footage, claiming it would only be provided to law enforcement. Since then, I’ve received no follow-up—not even a courtesy email to check on the situation.
I had to pay for the repairs out of pocket, which was both expensive and extremely stressful. Afterward, I decided to check reviews from other residents and was shocked to find numerous complaints about car break-ins and theft attempts in this complex. It’s clear that this is not an isolated incident—this happens repeatedly, and management still refuses to take any responsibility or meaningful action.
When I asked to break my lease without penalty due to these ongoing safety concerns, management refused and instead offered an early termination settlement requiring me to pay two months’ rent. This is completely unacceptable, especially considering the significant amount I’ve already spent on repairs for damage caused in their “secure” parking lot.
2. Poor Moving Day Experience: On our scheduled moving day, we arrived at 10:00 AM as planned, along with the moving company we hired. However, the leasing office was closed, and no one responded to our calls for over an hour. This delay forced us to pay extra to the moving company, and the lack of communication was completely unprofessional.
3. Cricket Infestation: In late September, the entire complex was overrun with crickets—both dead and alive. While I understand this can be seasonal, the sheer number of crickets was overwhelming, and many even got into our apartment because the doors weren’t sealed properly. Despite reporting this issue, management showed little interest and only sprayed the floor, which didn’t stop the crickets from coming in. I had to purchase and install my own door protector to fix the problem.
4. Parking Lot Leaks: Whenever it rains, water leaks from floor to floor in the parking lot. This issue makes parking inconvenient and unpleasant, especially for a complex charging luxury rates.
In summary, AMLI Mueller has failed to meet even basic standards of safety, communication, and maintenance. It’s outrageous that a place marketed as a luxury complex operates this poorly. My family and I feel unsafe, ignored, and frustrated. If I could give zero stars, I would. Avoid this place at all costs. - a month ago
Review by James Shepherd (Rating: 1): I’ve been a resident at AMLI mueller for around 4 years now. I’ve decided to leave a lot of details out to try and keep this short.
June 11th, my girlfriend and I transferred to a 2 bedroom unit. After a couple days of being in the new unit, a very loud alarm sounds in the water heater closet. The alarm reveals a large leak coming from upstairs and a bunch of mold growing on the drywall. Was told by leasing office we would have to run two large and very loud pieces of equipment until the closet dried out, and the overall repair takes around 7-14 days.
The equipment in my unit prevented me from being able to fully open my front door, or close my bathroom door. I had a large hole cut out of my wall, and bits of drywall all over my floor when they preformed the work. The equipment was so loud we were unable to be in our kitchen, living room, or dining area. This equipment was expected to run 24/7.
Maintenance had to come by every couple of days to check moisture levels, requiring us to keep our dogs locked in a room while we were at work. Some days they would say they’re coming and not show, other days show unannounced. Was told on two occasions when work was being preformed that it would be best if us, and our dogs weren’t in the unit.
The 14 day mark when the work was supposed to be completed was surpassed. Equipment was finally removed on day 19 of dealing with this issue. The drywall repair was preformed day 23.
Today we sit in our apartment, a week later, listening to the same leak dripping water down into my water heater closet. Forming a puddle, leaving a mildew smell in our unit, forming mold. Equipment was running in my apartment for so long because the leak had not been repaired. Starting this whole process over again.
I asked AMLI for compensation for my electricity bill for running this equipment 24/7 for almost 3 weeks, they declined. I asked if we could transfer to another unit, they responded with we could transfer to another property where I would have to pay a $1000 transfer fee and my rent would increase $800 a month for a comparable apartment. And after all of this, we get a notice a $62 fee has been added to our account due to “improper trash removal”
It’s clear that all the one star reviews show that AMLI staff are nice and helpful while considering signing a lease, but it ends there.
Update 6 days after response from owner- the corporate office never contacted me. Painters at the building left a ladder out in which caused my bike to be stolen from second floor patio. Multiple “secure” doors are broken giving anyone access to the building. Told leasing office to send me information about breaking my lease and they never responded. 8/2/24 Still have yet to receive information about breaking my lease or any emails from corporate in my inbox. - 6 months ago
Review by Jessica Dominguez (Rating: 5): James from the maintenance crew has provided me with the best maintenance experience I've had at an apartment complex, ever. Not only is he polite and conscientious, but is very communicative and takes his time explaining everything and answering any questions. Before James came on board, I had a dishwasher that wasn't installed correctly, and the maintenance lead at the time "fixed" it several times with shoddy quick fixes, just to have it break again within a few days. James was able to solve the problem much more thoroughly and efficiently and I have not had an issue with it since. Not only that, but he noticed a few other things while he was here that he quickly fixed. Talk about above and beyond! Five stars for James - AMLI, give him a raise! - a month ago

Over the past few days we toured 10 properties and Rickeys tour really stood out! He even showed us the restaurants located on the ground level of the apartment complex. My clients really took into consideration how they were treated at each apartment complex when deciding where they would live. They wanted to live somewhere where they felt the staff cared about them. Rickey helped my clients easily decide that AMLI Mueller would be the best choice and fit their needs! - 3 months ago
Review by Gabrielle Jordano (Rating: 1): As a first time resident at Amli, I expected to pay luxury apartment price and receive luxury experience. This has been by far the worst experience in an apartment I’ve lived in thus far since I’ve lived in Austin. Pre move in, our hot water heater closet was leaking and mold grew, causing a fowl mildew smell. My partner and I have lived here a little over a month and we’ve been battling with Amli to fix the repair- it’s been a headache. We’ve been denied compensation for the big pieces of equipment we’ve had to run in our apartment for over a month all while being uncomfortable in our own home due to having to lock our dogs up due to little to no communication on when they are entering our apartment for “repairs”, haven’t been able to be in our living room because of how loud the machinery is that we’ve had to run 24/7, and when the repairs were “completed” water was leaking loudly 2 days later from the rush job that didn’t actually repair the issue. Now we’re left with a high electric bill, our apartment still smelling of mildew, and the repair still not being completed. Also- to be charged a $50 fee for “improper trash disposal” when the trash chutes never work properly on top of everything we’ve been through was a slap in the face. Save your money and steer clear of Amli Mueller.
Adding: my bike was stolen off of my balcony via a ladder and all corporate or amli employees did was say “they were willing to cooperate with police.” Basically all corporate will do is not take blame for anything and tell you that nothing can be done when it comes to repairs or theft. - 6 months ago
